1 James Street Coochiemudlo Island

This page is a scope of works for the next stage in the ongoing renovation of our beach house. While a full onsite assessment is yet to be done, the information and images on this page should facilitate any expression of interest.

The major work is the creation of an open terrace on the ground floor, under the eastern side of the house, to balance the open carport on the western side.

​

This will involve removal of exterior walls as shown. The interior walls so exposed will need to be made weatherproof, and the floor given fall for draining of rain water. Most storms to which the property is exposed come from the East, across Moreton Bay. Storm blinds may be added later between the posts.

Along the ground floor northern wall a replacement door and two windows are required. Interior additions are as shown on the sketch plan.

As soon as we can get a builder, contractors will remove all the asbestos cladding in the work areas before restoration work commences. The owner will arrange this in advance so that the site is safe and legally-compliant for all involved in the work.

We expect the process to be completed in stages and are happy to pay on the basis of an estimate, hourly rate plus costs, or a fixed quote.

The images that follow are largely self-explanatory. They are only a general guide to the scope of the work to be done, but may allow some ballpark estimates of the scale, time-frame and likely cost. We are realistic about quotes we might receive, having tackled a more complex renovation on the site already.
